| Officer Next Door Program
This program offers law enforcement officers a 50 percent discount on HUD-owned, single family homes in certain designated revitalization areas. The homes become available to HUD after homeowners default on their FHA-insured mortgages. HUD will also reduce the down payment to $100 if an officer purchases a new home with an FHA-insured mortgage.
To be eligible, law enforcement officers must be employed full-time by a Federal, State, county, or municipal government and is sworn to uphold the law and make arrests for violations occurring in their agency. The officer must agree to make the home their sole residence for three years following the purchase. Although not required, officers are encouraged to purchase a home in the communities they serve.
Since HUD created the officer and teacher programs in 1997 and 2000, respectively, approximately 6,000 police officers and teachers in 41 states and the District of Columbia have purchased the homes.

Teacher Next Door Program
To be eligible, teachers must be employed full-time by a public school, private school, or a Federal, State, county, or municipal educational agency as a State-certified classroom teacher in Grades K through 12. The teacher must agree to make the homes their sole residence for three years following the purchase. In addition, teachers must work in the areas in which the homes are located.

Partners in Charity
The Partners in Charity (PIC) is a non-profit corporation that promotes homeownership by offering down payment assistance programs to qualified low and moderate income homebuyers. This programs offers free gift funds to be used towards the down payment and closing costs for eligible FHA loan programs. Under this program, these funds do not have to be paid back. PIC will gift up to 5% of the final sales price on a home.
TYPE OF ASSISTANCE
Potential applicants for this program must first get pre-qualified for this home loan grant. Once approved, the applicant will then be referred to an approved Real Estate agent in the applicants area in order to find a home that qualifies under the program guidelines. Once the home is found , all offers are accepted from the seller, and the loan is ready to close, then the gift funds are wired to the title / escrow company and the buyer closes on the transaction.
PIC ’s down payment assistance is provided directly to the homebuyer in the form of Gift Funds, which are wired to the Settlement/Closing Agent on the day of the settlement/closing. The gift will be up to 5% of the home’s purchase price and can be used for the down payment and/or closing costs.
